A new shopping center that will be anchored by a Sprouts Farmers Market (Nasdaq: SFM) location is set to be built in Goodyear’s Estrella master-planned community, amid a spurt in fast-track retail projects around the West Valley.
The shopping center, which will be built out in multiple phases, is set to break ground in the first quarter of 2027.
Common Bond Development Group, the developer behind some major retail and hospitality projects in the Valley, including the Global Ambassador hotel in Phoenix and the Park at 83 in Peoria, is developing the center.
The shopping center is being built on Estrella Parkway at North Lake near the Yacht Club of Estrella and the Starpointe Residents’ Club.
The project fills a retail void in the surrounding community, and Common Bond and Sprouts worked with the city of Goodyear, as well as Harvard Investments, the co-owner and co-developer of the Estrella master-planned community.
The project is now transitioning into its initial leasing phase, targeting a mix of service-oriented tenants, as well as local and regional brands.
“Sprouts is more than a new grocery store, this will help attract more restaurants and neighborhood services that will expand shopping options for residents,” said Goodyear Mayor Joe Pizzillo. “Partnerships like this help ensure Goodyear continues to grow in a way that meets the needs of our community while creating new opportunities for investment and jobs.”
The first phase of the shopping center will include approximately 35,224 square feet of retail space, including a 23,024-square-foot Sprouts store, 9,200 square feet of inline retail space and a 3,000-square-foot standalone pad.
A future second phase of the development can include an additional 16,000 to 20,000 square feet of retail and restaurant space. Plans for the second phase will have the buildings constructed along the lake.
Common Bond brought on Suite 6 Architecture + Planning for the initial design of the project, which is waiting to be approved by the city of Goodyear. Suite 6 and Common Bond wanted the project to not look like a typical shopping center and would include “high architectural and landscaping standards,” according to a Common Bond release. Design elements will include composite wood cladding and vertical steel accents designed to mimic sail masts
In addition to the center’s overall design, Common Bond has assembled a collection of design collaborators for the project – Cuhaci Peterson (Sprouts building design), PHNX Design (Shops A design), and GK Flanigan (landscape architecture) – for the project.

Common Bond has built multiple grocery-anchored centers and is currently building another Sprouts center in Mesa.
